Topics getting the most attention in Madison public meetings, ranked by how frequently they come up.
Bellawoods annexation and RC-2 zoning
The developer of Bellawoods Phase 5 won permission to clear the trees tied to its development agreement all at once — for grading, drainage, and sight-line reasons — instead of in stages as lots are built. Commissioners confirmed no additional trees will be removed.
Commercial rezoning at Wall-Triana and Eastview
Neighbors are worried a blanket B-2 commercial rezone at Wall-Triana and Eastview could bring gas stations, drive-throughs, and 24-hour signage near homes, plus floodplain and traffic issues at an already congested intersection. The item continues in July, so residents get another chance to weigh in.
Comprehensive Plan (Madison on Track)
The 2025 comp plan projects about 7,900 new units by 2045 under the moderate growth scenario, with roughly 4,100 already completed or entitled. It identifies 36 transportation projects and 51 sidewalk/greenway projects, and envisions mixed-use redevelopment along Madison Boulevard and Old Madison Pike. A traffic model update is needed by 2028–2029.
